When you say Alabang, the first thing that comes to mind are the prominent villages, or the infamous haunted mall. But, there is one thing you might miss to think of, the premier central business district in the south – Filinvest City (FC)!
Just like Bonifacio Global City (BGC), Filinvest City is a thriving business district located in Alabang, Muntinlupa City. It is the home of many BPO companies, as well as the iconic Insular Life building and the renowned Asian Hospital, which you can see while traveling south. It is also the residence of the fifth largest mall in the Philippines, Festival Alabang. Currently, the third branch of The Landmark is partly opened. And soon, the biggest Far Eastern University will rise in the area.
With the flourishing developments, many Filipinos are investing their money in the city. In my previous blog post Filinvest Land’s Studio City: Urban’s Professional Space in the South I disclosed my plan on renting out my unit.
I found the Freedom Cares page while browsing Facebook. I was bit hesitant at first to get in touch as the page is not coming from a recommendation of a friend or being aggressively advertised.
June 23 – I texted the number indicated.
I wasn’t expecting the email I received right after.
WHOA! Man, I am surprised! A tenant that will start next week? I wonder who will be my tenant. Honestly, I am amused. How can they find a tenant so quick? Why are they needing that massive number of condo units in my tower? And who is Freedom Cares?! To answer my questions, I called them to find out. A leasing specialist named Lala answered my phone call. According to her, Freedom Cares is a leasing company which was created by Filinvest to help OFWs and some locals (like me) to create an income generating property bought at Filinvest. They partnered with companies within the city to provide accommodation to their employees (wow ang generous), hence, tenants will be one of the employees working inside the city!
“Freedom Cares Corporation is a company for and by OFWs dedicated to provide our clients with outstanding leasing services. We offer end-to-end solutions to your real estate needs from account management, bank financing loan application, and leasing.”
Basically, they will be the ones who will face the tenants and attend to their needs. But, it will be your duty to pay for the association dues and the real property tax of your unit.
Going back, I refused the first tenant due to my unit was not yet ready on the said date. However, on the same day, a new one has been offered.
On July 5, I went to meet Lala in their office to sign the contract and give the keys (1 main door key, 1 mailbox key, and 1 RFID card). The contract is 1 year and renewable every year.
During the contract signing, she discussed the terms and conditions of the contract. There will be also items which need to be added to my unit, which is required by the company. Fortunately, on my behalf, Freedom Cares volunteered to be the ones to fulfill those lacking items. Once the required items are in my unit, they will deduct the cost to my receivable rent payment ( 2 months deposit and 2 months advanced payment).
And on July 27, I got the duly signed and notarized copy of the contract, and the post-dated checks.
Overall, my whole experience exceeded my expectation. They were prompt to reply, approachable, and friendly. Everything was documented well.
Now my unit is officially rented!
